Propunerea incearca sa dezvolte un concept greenfield pe un teren plat in periferia Bucurestiului. Ansamblul propus este format din 8 tipuri de imobile diferite, grupate si intercalate intr-un parc de-a lungul unui pietonal verde, deschis cu o belvedere inalta catre lac. In total, rezulta cca. 1000 apartamente.

Conceptele care au generat solutia sunt doua: confort si eficienta. Confort: casa individuala [intimitate, spatii verzi, curte, insorire, liniste, suprafete generoase, varietate] Eficienta: blocul [repetabilitate, unitate, densitate, costuri mici]

Aceste doua concepte, combinate aproape diagramatic, au dat nastere unui ansamblu rezidential ale carui imobile se apropie mai mult de modelul vilei urbane cu apartamente, cu curti private, terase si penthouse-uri la etajele superioare si care incearca sa intruneasca cat mai multe din calitatile si atmosfera unui cartier traditional de case, avand totusi densitate mare si fiind realizat cu elemente de serie.

The proposal tries to develop a Greenfield concept on a flat terrain in Bucharest periphery. The estate consists of 8 different types of buildings, grouped into a residential park along a green pedestrian path opened towards a natural terrace with a great view over the lake. The concepts, which generated the scheme, are two: comfort and efficiency. Overall, it will result aprox. 1000 apartments.

Comfort: single-family house [intimacy, green areas, courtyard, sunlight, silence, large areas, variety] Efficiency: the block of flats [series, unity, density, low-costs]

These 2 concepts, combined almost diagrammatically, created a residential scheme, whose buildings types are closer to urban villa with apartments, with private courtyards, terraces and penthouses at the upper floors. It tries to meet as much as possible the qualities and the atmosphere of a single-families housing estate though in a dense scheme and conceived with series elements.
